Reservation Option

La Vida is offering a program whereby, with a $10,000 USD deposit, a specific residence can be reserved for a period of one month from the date when the prospect buyer has received the Purchase and Sale agreement, Condo Regime, Floor plans, Pricing and Payment terms. This deposit will be held in a Master Escrow Account with First American Title Insurance Company of Miami, Florida. If, after the month, the reserver decides not to purchase, the deposit will be refunded in full. If the reserver decides to move ahead by signing a sales contract, the $10,000 deposit will be applied toward the required downpayment and held in an individual Escrow Account in the buyer’s name, until funds are released to the developer.

Payment Schedule

  • 35% upon signing of a sales contract (less reservation deposit, if there is one)
  • 25% due at 3 months
  • 25% due at 6 months
  • 15% due at closing.

Closing costs, Notarial fees and any Bank Trust fees will be the responsibility of the Buyer

All payments will be made through First American Title and will be released to the developer starting at commencement of construction.

Construction Schedule

  • Construction will commence December 2005
  • Construction is anticipated to be completed no later than March 2007

Monthly Maintenance Fees

Monthly Maintenance Fees on Oceanview Residences, Villas and Penthouses will be $2.90 USD per square meter of total construction per month, on Beachfront residences they will be $3.60 USD per month.

Condominium Regime

The La Vida Condominium Regime is a Horizontal regime, and is available by request at the La Vida Sales Office.
