Local and International Realtor Organizations

Our Mexican Real Estate Board is known as AMPI (Asociacion Mexicana de Profesionales Inmobiliarios A.C.) a civil association with the mission of setting standard procedures in the real estate industry, as well as a sanctioning body amongst its different members.

The local Chapter of AMPI gathers once per month and has a continuous practical education program whose intention is to bring all agents to a common understanding of the professional standards in the real estate market in Mexico, as well as a clearer knowledge of the legalities of real estate transactions in resort destinations to international clients.

La Punta Realty's participation as active member of this organization allows extraordinary networking opportunities in order to develop referral and Cooperation programs with our fellow real estate brokers.

The Sales Process

Once an offer has been accepted by the Seller, La Punta Realty will ensure the escrow is set with the chosen company, will follow up with the Notary Public in order to provide all of the necessary documentation for the closing, and will closely supervise the sale, regardless if the sale is done in-house or by any other agency.

All real estate sales in Mexico are sanctioned by a Notary Public who ensures all of the legal procedures have been followed, the corresponding taxes are paid, permits obtained, registration of deeds, amongst others.

In the event that the seller is not able to be present at the date of closing, Mexican laws provide for the property to be transmitted via a specific power of attorney outlining that the proxy is to transmit the property to the person designated by you in the terms and conditions as set in the same.


Stewart Title Guaranty Co.

One of the most respected and solid title insurance companies in the U.S., they issue title insurance policies and provide escrow services for real estate transactions. Stewart Title has been operating in Mexico for the past 4 years and has recently opened an office in Mexico City. Stewart Title has given the real estate industry the transparency and security required for a risk free investment. Mitch Creekmore and Hector Barraza are the managers for Latin America.

 

Post Sales Services

As part of the offering of our listing representation services, and regardless of the agency that provides a definitive buyer, the latter can count with support from our firm for their future needs such as the securing of construction Licenses, environmental approvals, immigration documents, vehicle licensing, home/vehicle insurance and other procedures that they would need help with.
