PALMASOLA is not just one house but eight sinuously curved adobe structures united by a shore-hugging pool. Two of the seven bedrooms have their own massage room; the master-suite terrace has a heated plunge pool. There's a staff to coordinate everything, and guests have access to the Four Seasons up the road.

Palmasola offers guests 22,000-square-feet of interior and exterior living spaces comprised of eleven beautifully designed structures in a village-like setting. All food and beverages are included (with a few exceptions of course) as well as an initial bar set up.

Property Detail:

The entire estate is comprised of eleven structures assembled in a village-like design. With two residences, two or three families with children or seven couples can enjoy the Palmasola experience and have individual living spaces so they can also have time to themselves.

Collectively there are nine bedrooms, each with in-suite bathroom.

Master Residence

• El Sol, the master bedroom, has a king-sized bed on the upper floor with a separate study and exterior terrace
• The study on the second level comes complete with a wireless laptop and docking station, a seating area for meetings, a satellite TV and a DVD and stereo
• The terrace has a Jacuzzi, romantic “table for two” and private daybed
• There are two bedrooms on the main level each with two full-sized beds, plus a living room, breakfast table and small kitchenette between them. One of the bedrooms is wheelchair friendly.
• A massage room is on the main level
• A rooftop deck is very private and has a day bed with a pergola

Guest Residence

• The upper level features a shared living room with a breakfast table and kitchenette situated between two bedrooms with king-sized beds. One of the bedrooms has a fold out sleeper bed for children.
• The lower level features a shared living room with a breakfast table and kitchenette situated between two bedrooms with king-sized beds. Both bedrooms have a sleeper couch for children.
• A rooftop terrace is ideal for sunning and star gazing
• Although laundry service is provided, there is a guest laundry for those who prefer to do their own laundry

Caretaker Residence

• There is a separate bedroom/bathroom suite with two sets of bunk beds that are ideal for guests bringing in staff.

Kitchen Palapa

• The Kitchen Palapa is fully equipped for a professional chef’s use or for personal use (Sub-Zero and Viking appliances)
• Pizza oven
• Grill
• Bar
• Overlooking the pool deck, this is a great place to gather for the Palmasola margaritas

Dining room

• Located in the Dining Palapa, the main table can seat up to 14 guests
• Very ceremonial setting for dinner
• Roof terrace on Family Room/Media Center
• This is an ideal place for dinner for 2-16 guests
• This is an excellent location for star gazing

Family Room/Media Center - The Family Room/Media Center has a state-of-the-art media center

• Full stereo system including CD player, iPod dock, Satellite TV, music channels, PC with iTunes storing over 6,000 songs and play lists.

Deposits:
10% - due upon confirmation
40% additional - 180 days prior to arrival
50% additional - 90 days prior to arrival
20% security deposit – 90 days prior to arrival
18% taxes – 90 days prior to arrival

Cancellation: Excepting the security deposit, all deposits non- refundable except to the extent that Owner receives rental from a replacement guest during the applicable period.

The rate includes the use of 9 bedrooms in the Master Residence and Guest Residence, the staff, all meals, snacks, non-alcoholic and alcoholic beverages (To the extent that Guest requests beverages which are materially more expensive than those reasonably made available by Owner, then Guest shall be responsible for the payment of such incremental amount). All other third party items (massage, phone, gas for autos, dry-cleaning, etc.) are charged at cost + 10%.

One SUV (both with owner supplied drivers) is available for travel to and from the airport and for local trips. Additionally, 2 Garden suites may be available to guests at an additional cost; please inquire if interested.

This rate schedule is effective as of April 1, 2008 and is subject to change without notice.
All rates are subject to 15% Value Added Tax and 3% Lodging Tax.
